How to add value to your home

With the housing market going through a “mini-boom”, now is the perfect time to start thinking about where to add value if you’re looking at selling in the future.

Even small changes can make a difference if you have a more modest budget – just a quick clean & declutter can help you get the asking price you’re after. Read on for our top value-adding tips!

Structural checks

Before making any changes to the decor, it’s worth checking that your home is structurally sound. This includes checking & fixing damp, leaks, cracks, and roofing. Now is also a good time to check whether you need rewiring or plumbing adjustments. All these checks will ensure that the structure of your house can take any additional renovation work you may be considering before you fully commit. 

Kitchen & bathroom renovations

A new kitchen or bathroom can add value on to any home providing they’re done properly. Before taking on any new project, make sure you’ve thought the layout through to make sure the space is efficient and practical to use. Try to stick to neutral colours to avoid putting anybody off – you can always add a pop of colour in various places. Don’t get rid of a shower if it’s the only one you have (these are essential for most buyers), and update your sanitaryware if it’s looking dated or worn. In your kitchen, even changing the handles or worktops can make a big difference for a fraction of the price of a complete remodel. 

Loft conversions

Converting your loft can often be a more cost-effective way of adding value to your home than building an extension which can decrease the amount of outdoor space you have. Creating an additional bedroom in your loft space can add further value when you come to sell and, if done properly, can look striking from the outside. Always check planning permission guidelines before undertaking any structural building work.

Gardening

Whilst you don’t have to be the next Alan Titchmarsh, a good outdoor area is a key priority for modern homebuyers. With this in mind, make sure you weed and deadhead your plants regularly, and keep your lawn fed (be careful if you have pets and opt for an organic feed mix). If your lawn is patchy or has areas of heavy moss, focus your attention on these areas as they will stand out to potential buyers. Seating & privacy are also top of the list in terms of garden features so opt for nice fencing and climbing plants, and add a feature decking area or patio. 

Decorating & storage

If you can, try to keep colours neutral throughout your home (children’s bedrooms excluded!) and keep any clutter out of sight. Take the time to look for cracks in plaster, holes in walls, or worn sealants in the kitchen & bathroom. DIY fixes for these can be picked up in your local shop and are usually quick to do, but make a big difference. Although decoration doesn’t necessarily add value on to your home, it can help get the valuation closer to your ideal asking price. 

Storage is also a plus point in any home. We all have more “stuff” these days so we need somewhere to put it! Heating

A cold home isn’t as inviting as a warm, cosy one which is why heating should be a top consideration. Whether you need to replace insulation, block draughts, or replace your windows – it’s worth putting a budget aside to do this. If you have an old heating system you may want to consider a more modern one to make your home more appealing and up-to-date to prospective buyers.

The WOW! factor

Although they may not raise the value of your home dramatically, a few statement features can make your home seem worth the price. For example, a feature fireplace or staircase can really give your home a touch of luxury and make a buyer fall in love with it instantly. A light, airy home can also make your living space stand out so you could also add floor-to-ceiling windows or bi-fold doors if your budget allows! If you’re trying to be money-savvy, you could opt for brighter lightbulbs instead to give the illusion of more natural lighting.

Don’t forget outside!

Finally, once you’re done inside, give the front exterior of your home some attention. Does your door need a lick of paint? Maybe a few plants would add a little something extra? Even a new door number or lighting can make your home more appealing to buyers.
